Should I Stay in My Home or Rent in Retirement?
Have your question answered on the Money Wisdom Question Series!
Most retirees plan to remain homeowners, but it’s worth considering if that’s the right move for you. Whether you should stay in your home or rent in retirement depends on your financial situation, health needs, and lifestyle goals.
In this week’s Money Wisdom Question Series, Heath Grossman, CFP® outlines the potential pros and cons of owning vs. renting to help you make a more informed decision for your future.
Pros of Staying in Your Home
In addition to the memories you’ve made there, staying in your home during retirement can offer several advantages. Homeownership allows you to continue building equity, which can serve as a valuable financial safety net. Depending on your situation, you may also benefit from certain tax advantages related to homeownership.
Cons of Staying in Your Home
However, there are potential drawbacks to consider as well. Home values can fluctuate over time, and there is no guarantee that your property will continue to appreciate. In addition, maintenance and repair costs tend to increase as the home ages. This can create ongoing expenses that you must factor into your retirement budget.
Pros of Renting
Renting also comes with several benefits. Selling your home can free up equity that may help fund your retirement and provide greater financial flexibility. Renting can also make it easier to downsize, relocate closer to family, or move into a retirement community. Additionally, renting often shifts the financial and physical responsibility of repairs and maintenance to the landlord.
Cons of Renting
Of course, renting has its own set of challenges as well. Monthly rent becomes a recurring expense that will likely increase over time. That said, it’s important to compare those future rent increases with the costs of remaining in your home. Additionally, moving can become more difficult and costly as you age, making the decision to relocate a careful consideration.
As you weigh the pros and cons, it’s important to focus on a few key factors. First, assess your financial situation and determine whether you can comfortably fund your retirement without selling your home. Next, consider your health needs, including any mobility limitations or future care concerns. Finally, think about your lifestyle preferences and whether you’ll have a strong support system nearby.
